Our Methodology

We start with macroeconomics — population trajectory, employment diversification, rent-to-price ratios, and migration patterns. Markets that survive that filter face a second tier of operator-level review: management depth, renovation quality, and historical occupancy. Only after both gates do we present a property to investors.

Vetting Standards

Every operator and market is scored against an objective rubric. The rubric is published, the data sources are cited, and any operator failing a category is removed regardless of pricing.
